The plots range in size from 800 to 1,700 square metres and are positioned as shown in the illustration below. The area is covered by a detailed development plan that specifies the permitted type and extent of construction.

According to the current planning regulations, each plot may be developed with a detached single-storey house (except for Niemisel 6:69, where a two-storey house is permitted), with the option of converting the attic into additional living space. The maximum permitted building footprint is 200 square metres, and the main building may not exceed a height of 4.1 metres. Accessory buildings may have a maximum height of 2.8 metres.

The purchase price is SEK 55,000 per property. Properties 6:71 and 6:72 may be combined and purchased as one larger plot for SEK 110,000, or acquired separately for SEK 55,000 per property.

The plots for sale in Niemisel are exempt from the municipality’s residential plot waiting list, meaning you do not need to be registered in the queue to purchase them.

Connections for water supply, sewerage, and stormwater drainage are available at the plot boundary. Additional costs apply for foundation works, connections to water, stormwater and sewer systems, site preparation and filling, building permit fees, and related expenses.
